Banks in Turkey offer convenient mortgage loans to foreigners. The down payment for citizens of foreign countries amounts to 50% of the appraised value of the selected property. The bank representative performs the property's value assessment procedure. Interest rates are quite high on mortgage loans, so we do suggest buyers look to their own country to secure funds at a lower rate.

  • In Istanbul, the annual property tax is 0.1-0.3% of the cadastral value of a property. (Correct at 2022)  
  • The tax on real estate purchase is 4% of the value written in the TAPU - a document certifying ownership of property.  
  • When renting a property, tax is paid based on the amount of income received. The rate ranges from 15-to 35%. If the amount of income does not exceed 3800 TRY, the tax on profit is not paid.  
  • Upon sale, the property owner is exempt from tax if the property has been owned for at least five years.  
  • Inheritance of a property is taxed from 1 to 10% of its value. Donation is also taxable, but the rate ranges from 10 to 30%.

  • Beykoz. The population of the district is 240 thousand people. Located in the Asian part of Istanbul, it lies on the west side of the Bosphorus Strait and the Black Sea on the North. It is Turkey's gateway to the Black Sea basin. Beykoz is a picturesque district and attracts tourists seeking to visit the tomb of St. Yushi, the fortifications of Yoros, and Anadoluhisar, the village of Polonezkey. The area is occupied with luxury mansions and luxury villas.  

  • Çekmeköy. It is located in the suburbs of the Asian part of Istanbul and is considered a sleepy area populated by 150 thousand people. Tourists rarely drop in here, as this place is quiet and calm. There are no multi-story buildings and city bustle. Private properties are located in a green forest area.  

  • Büyükçekmece. The area of 270 km² is located on the coast of the Sea of Marmara, and a population is 170 thousand people. The area is filled with expensive private luxury villas. The district has developed urban infrastructure and several beaches.

  • Sarıyer. One of the largest districts of Istanbul, located on the European side of the Bosphorus and the Black Sea to the west, the population is 210 thousand people. In the southern part of the district, the Rumelihisar fortress has been preserved, attracting the attention of tourists.   • Eyüp. The area district is 224 km², with a population of 320 thousand people. It is located on the coast of the Golden Horn and is attractive for its natural beauty. French writer and naval officer, Pierre Loti, fell in love with this place. In Eyüp, you can find a few famous cafes and restaurants named after Pierre, overlooking the Bosphorus Strait.
