Mersin is the cheapest market we sell in, measured where it counts: €1,687 per square metre for an apartment, against €2,968 for Turkey as a whole. It is also the smallest — 10 properties, of which 7 are apartments and 3 are villas. Both facts need to be read together, and this page does that rather than selling one of them.
All figures on this page are measured from our own active listings, last on 19 October 2026. They are asking prices rather than completed sale prices, and medians of the stock we currently hold rather than a market index. We re-measure them against the live inventory and correct the page when it moves.
| Scope | Properties | From | Median | Median size | Per m² |

| Apartments | 7 | €58,000 | €200,000 | 110 m² | €1,687 |
| Villas | 3 | €350,000 | €520,000 | 198 m² | €3,244 |
| All types | 10 | €58,000 | €257,500 | 112 m² | €1,818 |

The apartment line is the interesting one. At €1,687 per square metre Mersin is 43 per cent below the national apartment rate, and at the same time its median apartment is 110 m² against 73 m² nationally. Cheap and large is a rare combination — in most low-price districts the saving comes from smaller units. Compare Demirtas at €1,717 per m² but a median of 47 m², or Gazipasa at €1,653 and 53 m².
Put plainly: in Mersin €200,000 is the median price of a 110 m² flat. In Alanya the same money is near the median of a 61 m² one.
Mersin is not a resort. It is a working port and university city of roughly two million people, 200 kilometres east of Alanya, with no international airport of its own — arrival is via Adana. There is no dense hotel belt, no foreign-language service economy and no seasonal rhythm; the city works all year. Those are the reasons the metre is cheap, and they are also the reasons the city suits some buyers and not others.
Eight of the ten properties sit in Erdemli, along the coast west of the centre; the remainder are in Mezitli. Sea view applies to 6 of the 10 and a communal pool to 7.
It suits a buyer who wants space for the money and a flat that can be let to local tenants or students year-round. It does not suit seasonal holiday letting — there is no tourist flow to let to — and it does not suit anyone who wants a community that speaks their language, which on this coast means Alanya.
It also does not suit anyone who wants choice: ten properties is a set of individual opportunities, not a market. There is nothing to compare a given flat against locally, and when one sells, the alternative may not exist for months. If comparables matter to you, the nearest deep market is Alanya with 384 properties, or the cheap end of Antalya province with 59 apartments under €100,000.
Build year. At this price level much of the stock is resale rather than new build, and renovation is a separate line in the budget. Ask the year before viewing.
What the sea view is of. Six of ten properties qualify, but Mersin's coastline is a working one in places — ask what is between the building and the water, and what is approved for the plots in between.
Tell us your ceiling and whether you need the flat let year-round or kept for your own use. With ten properties the answer is specific and short: we will name the ones that fit, give the price per square metre and build year for each, and say plainly if the honest recommendation is a different city. The national picture is on property in Turkey.
Ten properties: from €58,000 with a median asking price of €257,500, a median size of 112 m² and €1,818 per square metre. Apartments (7) have a median of €200,000 at 110 m² and €1,687 per m²; villas (3) a median of €520,000.
For apartments, yes: €1,687 per square metre against €2,968 for Turkey as a whole, 43 per cent below. And unusually the flats are large — a median of 110 m² against 73 m² nationally, so it is cheap and spacious rather than cheap and small.
Demirtas is €1,717 per m² but with a median size of 47 m², and Gazipasa €1,653 at 53 m². Mersin's €1,687 comes with 110 m². In Mersin €200,000 is the median price of a 110 m² flat; in Alanya the same money is near the median of a 61 m² one.

No — there is no tourist flow to let to. It works for year-round letting to local tenants and students, and for buyers who want space for their money. For seasonal letting the market is Alanya or the Antalya coast.
