Cheap property in Antalya province has an address, and it is measurable. The province median is €185,000 at €2,701 per square metre; five districts sit 25 to 40 per cent below that metre rate, and 59 apartments in the province are priced under €100,000. Here is where they are and what the discount actually costs you.
All figures on this page are measured from our own active listings, last on 19 October 2026. They are asking prices rather than completed sale prices, and medians of the stock we currently hold rather than a market index. We re-measure them against the live inventory and correct the page when it moves.
| District | Apartments | From | Median | Median size | Per m² | Sea view |
|---|---|---|---|---|---|---|
| Gazipasa | 8 | €75,000 | €99,500 | 53 m² | €1,653 | 1 |
| Demirtas | 8 | €48,000 | €79,500 | 47 m² | €1,717 | 1 |
| Avsallar | 15 | €59,000 | €110,000 | 55 m² | €1,768 | 2 |
| Kepez | 10 | €99,684 | €145,875 | 75 m² | €2,023 | 0 |

The lowest asking price in the province — and in Turkey — is €48,000 in Demirtas, and Demirtas also has the lowest median at €79,500. The lowest metre rate is Gazipasa's €1,653, about 38 per cent below the province.
Look at the last column. In Gazipasa one apartment of eight has a sea view; in Demirtas one of eight; in Payallar and Kepez none. These are not discounted flats in prime positions — they are small flats (medians of 47 to 56 m² against the province's 60) at the far ends of the coast, thirty to forty kilometres from the centre of Alanya, where you need a car and where much of the commercial life pauses out of season.
Kepez is a different kind of cheap: it is a district of Antalya city, inland, with no sea at all, but with 75 m² medians and city infrastructure. At €2,023 per metre it is the cheapest way to buy a normal-sized flat in a working city rather than a resort.
Mahmutlar at €2,126 per square metre is 21 per cent below the province, which is less of a discount than Gazipasa or Demirtas — but it has 63 apartments against their eight, 19 with sea views, a permanent population and shops and schools open in winter. Where eight flats are for sale you take what is left; where sixty are, you compare and negotiate.
If the budget is genuinely at the bottom, be aware of how thin it gets: across all of Turkey one property is priced under €50,000, four under €60,000 and fourteen under €70,000 — the full picture is on property under €50,000.
Build year. The cheap end is mostly resale, where renovation is a separate budget line. Ask before viewing; for buildings from before 2000 ask first.
Total cost. Add 4–6 per cent: the title deed fee alone is 4 per cent of the registered value, plus the mandatory valuation report, sworn translator, DASK insurance and utility connections.
Purpose. A 50 m² flat thirty kilometres from the centre works as a low-cost base or a long let. For short-stay holiday lets, where guests expect walkable restaurants, the economics are better in Alanya proper or Oba, twenty to forty thousand euros higher.
Tell us your ceiling and the one thing you will not give up — floor area, distance to the sea, or build year. Below €120,000 in this province you give up one of the three; it is better that you choose which than that the available stock chooses for you. The provincial villa market, including the cheapest houses, is on Antalya villas.
By price per square metre, Gazipasa at €1,653 and Demirtas at €1,717 — about 38 and 36 per cent below the province median of €2,701. By asking price, Demirtas has both the lowest entry (€48,000, the lowest in Turkey) and the lowest median (€79,500).
Fifty-nine across the province. For comparison, across all of Turkey one property is priced under €50,000, four under €60,000 and fourteen under €70,000 — so the sub-€100,000 band is a narrow slice of the market rather than a category.
Size and position. The cheap districts have medians of 47 to 56 m² against the province's 60, they sit thirty to forty kilometres from the centre of Alanya, and sea views are rare — one apartment of eight in Gazipasa, one of eight in Demirtas, none in Payallar.

Mahmutlar at €2,126 per square metre — 21 per cent below the province, so less of a discount than Gazipasa or Demirtas, but with 63 apartments against their eight, 19 of them with sea views, plus a permanent population and winter-open shops and schools.
Between 4 and 6 per cent. The title deed fee alone is 4 per cent of the registered value, plus the mandatory valuation report, a sworn translator, DASK earthquake insurance and utility connections.
Rarely. A 50 m² flat thirty kilometres from the centre works as a low-cost base or a long let; for short stays, where guests expect walkable restaurants, the economics are better in Alanya proper or Oba, twenty to forty thousand euros higher.
Because the cheap end is mostly resale stock, where renovation is a separate budget line rather than part of the price. Ask before viewing, and for buildings from before 2000 make it the first question.
